This project goes to show that with a well-executed Virtual Design, you can still create an incredibly high-performing STR!

The Arvada Abode is hosted by our great friends and realtors at Good Neighbor Realty, Jonathan and Liv. In this STR Spotlight, I’ll share why it’s one of my favorite project success stories to talk about.
Jonathan and Liv sought our help in early 2025 for a new property that they had just purchased in Arvada. This was not their first rodeo – they were tried and tested successful STR investors. They came into the conversation already understanding the value that intentional, guest-centric design can bring to an investment property. The difference in their approach to their previous STRs and this investment was that the market had changed. Since their earlier properties, the STR market now commanded excellent design to become a top-performing property. In the late 2010’s and early 2020’s you could get by furnishing your property by yourself. A lot of folks had success using minimal paint, wallpaper, or amenities. Today’s landscape is significantly more competitive. Jonathan and Liv knew they needed to enlist the help of design experts to guide them on the right path.
Talking with Jonathan and Liv, we determined that our Virtual Design package would be the right fit for them. We would provide them recommendations for what to furnish and decorate their property with, along with detailed installation instructions. For our Colorado clients, we also provide our preferred contractor recommendations to help with the install. To their credit, upon receiving their deliverables, Jonathan and Liv dove right in lining up subcontractors and getting to work. Within a few weeks, their property was live on all STR platforms and receiving bookings.
Jonathan and Liv would echo that the Virtual Design package is an excellent option for more seasoned STR investors, or those working in real estate with some DIY abilities or local contractor contacts. Now as for the numbers, they are truly mindblowing.
Jonathan and Liv initially underwrote their property to gross $99k in annual revenue at a 69% occupancy rate, for an average daily rate of $393. Following their strong $66k design investment, the property is on track to gross in excess of $158k at an anticipated 86% occupancy rate. That means an average daily rate of $502. Insane! And the best part? With their STR’s production, Jonathan and Liv will break even on their design investment in only ~153 days (~5 months). Five short months to be in completely free cash flow territory.
These incredible clients are proof that a little bit of sweat equity partnered with a clear and intentional design concept from Chroma Home can be an absolutely overachieving success!
